What your Predator Ridge home is worth, what you'd walk away with, and how to show a golf home at its best.

What's my home worth?

Automated online estimates struggle at Predator Ridge. Sales are relatively few, and homes vary a lot: fairway frontage vs golf view, 1999 Craftsman vs 2025 build, lock-and-leave strata vs custom estate. There are no published price statistics just for Predator Ridge. The closest official benchmark is the North Okanagan single-family figure ($794,300 in August 2026, per the Association of Interior REALTORS® via iNFOnews), and resort homes don't track it closely.

A real valuation compares your home with recent MLS® sales of similar homes at the resort and nearby, adjusted for:

  • golf frontage and which hole: a view down a fairway to a green usually beats a view of the side of a tee box
  • views of the lake, valley and Monashees, and how permanent they are
  • age and updates: roof, windows, mechanical systems and kitchen
  • strata health: fees, depreciation report and upcoming levies
  • rental eligibility: whether the unit can take part in the resort's managed rental program
  • competition from new builds at Ellison Landing and other current releases

Golf-home pre-listing checklist

  • Show the golf. Clean the windows facing the course, trim anything blocking the fairway view, and stage the patio.
  • Time your photos. Fairways look greenest from late spring to early fall. Evening light on the Ridge side and morning light on east-facing lots usually look best.
  • Gather strata documents early: the Form B, depreciation report, minutes and bylaws. Buyers will ask, and delays cost deals.
  • Document rental eligibility and any history with the resort's managed rental program.
  • List your upgrades with dates: roof, HVAC, windows, appliances.
  • Golf-cart storage and any transferable golf items: say what's included.
  • Clear up membership questions. Buyers will ask whether a membership transfers. Find out from the club what applies to yours.
  • Pre-inspection for older (1999–2008) homes, so there are no surprises during subjects.

What golf-home buyers will ask you

Have answers ready for these and your home will sell more smoothly:

  • Which hole do you look onto, and how often do balls land in the yard?
  • What are the strata fees, and are any special levies coming?
  • Can the home be rented, and has it been?
  • Does anything golf-related come with the home, such as cart storage or furniture?
  • How much have utilities and insurance cost over the past year?
  • What have you updated, and when?

Buyers from Vancouver, Calgary and elsewhere often shop remotely at first. Good photos, a floor plan and a video walk-through of the view from the patio do much of the early selling.

When's the best time to sell?

For golf homes, the market follows the golf season. Buyers visit from April to October, when the courses are open and the fairways are green. Listing from late April to June catches spring visitors and gives time to close before summer. September, when many golf-trip visitors come, is a second window. Winter listings get fewer showings but face less competition.

The wider market matters too. In August 2026 North Okanagan sales were well down on a year earlier, and single-family benchmark prices were roughly flat (+0.7%). In a slower market, pricing correctly from day one matters more than ever. See the market snapshot for the latest numbers.

Selling points to lead with

Buyers comparing Predator Ridge with other Okanagan golf communities respond to specifics, not adjectives. Where they apply to your home, put these near the top of the listing:

  • No speculation and vacancy tax. The Province's taxable-areas page says Predator Ridge "is not part of the taxable areas", even though the rest of Vernon is. For a part-time owner from Alberta or abroad, that's a real annual saving. Link buyers to the gov.bc.ca page rather than paraphrasing it.
  • Two nationally ranked courses. SCOREGolf's 2026 Top 100 Canada list has the Ridge at #24 and the Predator at #86. Say which one your home looks onto.
  • Rental status, stated exactly. If your unit is in the resort's managed rental program, say so and have the paperwork ready. If it isn't, don't imply it can be rented short term. Vernon's principal-residence and licence rules apply to everything outside that program.
  • Trails and the park. Ellison Provincial Park borders the community, and the resort lists 35+ km of trails. Buyers who don't golf every day care about this.
  • Airport access. Kelowna International is roughly half an hour away, which matters to buyers flying in for weekends.

Pricing in a slower market

With North Okanagan sales down about a third year over year in August 2026, buyers have choice and take their time. The homes that sell tend to be priced against the most recent comparable sales, not against the asking prices of competing listings. Two things are specific to the resort:

  • New-build competition. Move-in-ready homes at Ellison Landing come with builder warranties and current energy standards. If your home is 15 or 20 years old, your price needs to reflect that gap, or your listing needs to show why your location, lot or view is worth it.   • Fewer, more varied sales. Because no Predator Ridge-only statistics are published, a price opinion has to be built by hand from individual sales. Ask any agent, Sean included, to show you the comparables behind the number.
