Three kinds of golf home

On the fairway

The lot backs directly onto a hole. You get the best views and the most golf theatre, plus the odd errant ball and early-morning mowers.

Golf view

You look over the course from across a road or higher up the slope. It's often quieter and has more privacy, with most of the view.

Golf community

No view of a hole, but you're a short cart ride from the clubhouse, range and trails, usually at a lower price.

Where the fairway homes are

Predator Ridge has grown in phases since 1999, so fairway homes range from early-2000s Craftsman houses to brand-new builds. Based on the resort's own neighbourhood features:

  • Vale at Ellison Landing (new): runs along Ridge Course fairways. The resort markets it as the "last opportunity to live directly on the fairways." Custom lots and move-in-ready homes. Our sister site covers Ellison Landing's Vale and Woodside homes in detail.
  • Longspoon: borders holes of the former Osprey nine, which is now part of the Predator Course. It includes Coach Homes (2006), Carriage Homes (2007), Osprey Green Townhomes (2008) and custom Longspoon Ridge homes, with fairway, lake and valley views. (The resort's old hole numbers don't match today's scorecard, so check the exact hole on a site visit.)
  • Birdie Lake: south-facing, prairie-style lots over Birdie Lake and a former Peregrine fairway (now Ridge Course). Includes Turtle Cove, six rancher-style homes of about 2,000 sq ft lined up with Ridge hole 15, and Havencrest (17 south-facing lots, 2016).
  • Falcon Point: one of the first neighbourhoods (1999), with Craftsman and Prairie-style homes, pink granite dry-stack walls and views north to Vernon, east to the Monashees and west to Okanagan Lake.

What do fairway homes cost?

Nobody publishes statistics just for Predator Ridge, so be sceptical of anyone quoting an "average Predator Ridge price." Here's what we can say from public sources:

  • In September 2026, Castanet featured a new Vale home at Ellison Landing overlooking the 7th fairway: 2,648 sq ft, 3 bedrooms and 3 bathrooms, built to Step Code 4, with golf-cart space in the garage, listed at $1,995,000. (Castanet, 21 Sep 2026)
  • The resort says the Predator Ridge resale market is worth more than $31 million a year. (GlobeNewswire, Sep 2026)
  • For context, the North Okanagan single-family benchmark was $794,300 in August 2026 (Association of Interior REALTORS® data via iNFOnews). Golf-resort homes generally sit well above that.

Fairway-lot checklist

  • Which side of the hole? For right-handed golfers, the right side of a landing area is the slice side, and homes there see more balls. Stand in the yard during a busy tee time.
  • Tee, landing zone or green? Tee-side lots get chatter, green-side lots get cheering, and landing-zone lots get balls.
  • Cart-path and maintenance traffic start early in summer.
  • Glass and insurance. Ask your insurer how they handle golf-ball damage.
  • Strata bylaws: golf-cart storage and use, landscaping rules, fencing and rental restrictions.
  • Sun and wind. South and west exposures on a hillside get a lot of summer sun. Look at the patio at 5 pm in July.
  • Golf membership is separate. Owning a fairway home doesn't include golf. Ask about the Homeowner Membership.

Questions to ask about a specific golf home

  1. Exactly which hole and which part of it does the lot face?
  2. Is it strata? What are the fees, and what do they cover?
  3. Is the unit eligible for the resort's managed rental program?
  4. Have there been golf-ball insurance claims or glass replacements?
  5. What's planned on nearby vacant lots or future phases?
  6. Which golf membership options are available to the new owner, and at what cost?
