Who I am

I'm Sean Phillips, a REALTOR® with Coldwell Banker Executives Realty in Vernon, B.C. I was first licensed on 4 July 2022, and I've earned a Top Producer award since then. I'm licensed to trade real estate anywhere in British Columbia, and I work wherever my clients' projects are.

I started in commercial real estate. I moved to lifestyle real estate after falling in love with the Okanagan, and I now live here full-time in Okanagan Landing. I think a house is only part of what you're buying. You're also buying the mornings, the trails, the lake, the neighbours and, for a lot of people who find this site, the golf.

Why a golf guide?

People who buy golf homes almost always start as golfers, not house-hunters. They come for a round on the Ridge, check the forecast, argue about yardages at altitude, and a year or two later they're asking what a fairway lot costs. So I built the site I'd want as a golfer first: sourced course history, a live tee-time forecast, trivia, a carry calculator and a scorecard. The real estate help is there when you want it.

I have a 40-year background in technology, which is why this site is built for speed and privacy: no trackers, no pop-ups, and tools that run in your browser.

Independent on purpose

This site isn't affiliated with Predator Ridge Resort. In 2026 the resort announced an on-site brokerage partner, which is a fine option for some buyers. My role is different. I'm an independent advisor who can compare Predator Ridge honestly with Ellison Landing, Okanagan Landing, The Rise and the rest of Vernon, and who works for you, not for a development.

How I work

• Straight answers. If a home backs onto a landing zone or the strata is facing a levy, you'll hear it from me first.
• Sources, not hype. You'll notice this site cites everything. I do the same with pricing: real comparable sales, not guesses.
• Custom searches. I set up saved searches for fairway-only, neighbourhood or budget, so you see the right listings quickly.
• Network reach. Sellers' homes get exposure through realestatevernon.ca and sites like predatorridgehomesforsale.ca, as well as the MLS®.

Helping buyers from away

Many people who buy golf homes here don't live in the Okanagan yet. They're in Calgary, Edmonton, the Lower Mainland or further away, and they can visit only a few times a year. For those buyers I do the groundwork before they fly in: a custom saved search, a shortlist with notes on each home's view and hole, the strata documents I can get ahead of time, and a day plan that fits around a tee time. I can also walk a home on video so you can decide whether it's worth the trip.

I'll also tell you when Predator Ridge isn't the right fit. If you want to walk to the beach, Okanagan Landing may suit you better. If you want a newer home with a builder warranty, we'll look at Ellison Landing. If you want a bigger golf community with different pricing, we'll compare the options across Vernon and beyond.
