Market snapshot: August 2026

No official statistics are published for Predator Ridge alone. The Association of Interior REALTORS® (AIR) reports for the North Okanagan as a whole. Here are the latest figures:

What the numbers say

  • Sales slowed sharply. Reports differ on how much. iNFOnews reported North Okanagan sales down 34% from August 2025, while a brokerage summary of AIR data counted 135 units sold, down 26.6%, with $86.4 million in volume (−37.1%). Either way, it was a slow August. AIR pointed to the summer wildfires, which iNFOnews questioned.
  • Prices held. The single-family benchmark edged up 0.7%. In July it was $782,100 (+1.9%), per Vernon Matters.
  • Fewer new listings. There were 270 new North Okanagan listings in August (−20.6%), per the brokerage summary. Across the whole AIR board, sales were 1,141 (−13.4%) and active listings 9,378 (−7.7%).
  • Townhomes softened most: −7% on only 13 sales.

What it means at Predator Ridge: resort golf homes are a niche within these numbers. The resort says its resale market is worth $31M+ a year, and a new Vale home on a fairway was listed at $1,995,000 in September. In a slower market, buyers have more time and room to negotiate, and sellers need sharp pricing. For a Predator Ridge-specific comparative market analysis, ask Sean. How to read benchmark prices

A benchmark price is the estimated value of a "typical" home in an area, based on a model of recent sales. It doesn't change when a few expensive homes sell in one month the way an average price does, which makes it a better trend signal. But a typical North Okanagan home isn't a fairway home at a golf resort. Use the benchmark to judge the direction of the market, not the value of a Predator Ridge property.

Takeaways for golf-home buyers and sellers

  • Buyers: slower sales usually mean more time to decide and more room to negotiate, especially on homes that have been listed a while. Get your pre-approval done now so you can move when the right fairway home comes up.
  • Sellers: with fewer buyers around, overpricing costs time. Homes priced right against recent comparable sales still sell. Presentation matters too, so show the golf. See our pre-listing checklist.
