For the golf-first owner
Look at: fairway frontage in Longspoon (on the Predator Course), Birdie Lake and Turtle Cove (on the Ridge), or the new Vale at Ellison Landing (along the Ridge). Why: you want to see the course from the kitchen and ride to the first tee in minutes. Watch for: which hole and which side of it. A home beside a landing zone sees far more stray balls than one behind a green. Budget for the Homeowner Membership separately, because it's not included with the home.
For the part-time or snowbird owner
Look at: strata cottages, townhomes and resort-style units. With these you can lock up and leave while the strata handles exterior upkeep. Why this resort works: Predator Ridge is exempt from the speculation and vacancy tax, which applies elsewhere in Vernon. That matters if the home will sit empty for part of the year. Watch for: the short-term rental rules are narrow. Only accommodations in the resort's managed rental program count as legal short-term rentals under the provincial exemption, so read the details before counting on rental income.
For active retirees
Look at: single-level ranchers and homes near the village core, the fitness centre and trails. Turtle Cove's ranchers are one example the resort has profiled. Why: the resort lists an indoor 25 m lap pool, yoga (20+ classes a week), five tennis and four pickleball courts, and 35+ km of trails. Watch for: Vernon Jubilee Hospital is about 20 minutes away, and winter driving on the hill. See healthcare and commute.
For families
Look at: detached homes with yards in the newer neighbourhoods, and Woodside at Ellison Landing next to the provincial park. Why: trails, the bike park connection, junior golf programs and the RINK Golf Academy for high-school golfers. Watch for: school catchments. Predator Ridge is in School District 22 (Vernon), but catchment for specific addresses isn't published in a form we could verify, so use the SD22 School Locator or email transportation@sd22.bc.ca. The drive to school and activities is about 20 minutes each way.
For new-build buyers
Look at: Ellison Landing (Vale and Woodside), and any newer phases the resort is currently releasing. Why: modern energy performance, warranty coverage and your own finishes. Watch for: GST (5%) on new homes, deposit structures and completion timelines. The federal first-time buyer GST rebate only helps below $1.5 million and only for a primary residence. For value seekers
Look at: older strata homes (1999–2008 phases) that could use updating, or golf-view homes instead of fairway frontage. Why: you get the same amenities and golf access at a lower entry price. When Predator Ridge isn't the answer
Be honest with yourself about how you'll live. If you want to walk to a coffee shop in town, launch a boat from your yard, or keep school runs under ten minutes, a home elsewhere in Vernon may suit you better, even if you play Predator Ridge every week.
